BRR (Buy, Refurb, Refinance)
The BRR strategy involves buying below market value, refurbishing to add value, renting the property out, then refinancing at 75% of the new higher value. If the refinance amount exceeds your total costs, you get cash back, meaning you can recycle your capital into the next deal.
Flip (Buy to Sell)
A flip is straightforward: buy, refurbish, sell. Your profit is the difference between the end value and your total costs. The calculator shows you the ROI on your cash invested, helping you compare flips against longer-term holds.
Capital employed & cash released
Capital employed is the cash left in the deal after refinancing. If the refinance covers all your costs, the surplus is shown as cash released. A deal where you leave no money in and still generate income is what investors call an "infinite return".
ROI vs gross yield
